Debbie Wall-Smith is a Property Broker, Professional Valuer and a Principal Property Practitioner Debbie has worked in Real Estate for over 33 years with qualifications from a BA Hons, N. Dip in Real Estate and completed the study modules for a MSc Diploma in Property Studies.
The proposed 2025/2026 budget by the city of Cape Town, increases rates by 7,8%, plus three fixed tariffs based on value, resulting in rates increasing from 7,8% to over 20%. Those with solar and boreholes could see increases from 222 to 30%. The information session will include: How the fixed tariffs are calculated on the value bands, how Sectional title water and sewerage will be invoiced. How to complete the Rates and fixed tariff calculator for single residential property, how to object and what to object to. How the rates will affect property values and the knock on for Capetonians.
The increases are typically between 15% and 20% - which is massive relative to salary increases and pension increases. For a house with a ratable value of R6 million, rates and services (including water and electricity) will cost R1600 MORE every month! It will mean cutting back on other expenses or dipping into savings. We need to tell the CoCT that the proposed budget is not acceptable to us.
